Important Note on Package Fees & Textbooks: This package includes all three required courses and is sold exclusively as a bundle. Individual courses cannot be purchased separately. The bundle fee strictly covers the administrative tracking of all three correspondence courses, textbooks, final exam grading and proctoring (including one retake attempt per course if needed), and administration of the live interactive SB 1495 session.

Refund / Cancellation Policy


Refund Policy: A full refund is available within 7 calendar days of enrollment provided the student has not completed any final examination. After 7 days, refunds are available on a pro-rata basis less final examinations administered. No refund is available after the student has completed all three final examinations.

Cancellation Policy: A student may cancel enrollment at any time by sending written notice to info@realicense.com. Cancellation automatically triggers the terms of the refund policy outlined above.

Real Estate Principles  DRE #5042-25

Course Hours: 45  •  Statutory Requirement: Required by the DRE for licensure. 

Method of Course Presentation: Correspondence (Self-Paced Home Study).

Method of Final Exam Presentation: In-person proctored at the REA License, Inc testing center (3780 Kilroy Airport Way #245, Long Beach, CA 90806).

This course provides the student with a basic introduction to the field of real estate. It covers all matters related to the ownership and transfer of real property. It also provides coverage of related disciplines such as real estate finance, appraisal, taxation, and brokerage practices. A partial list of topics covered in this course include Estates, Transfers and Titles, Encumbrances, Escrows & Title Insurance, Real Estate Finance, Financial Institutions, Appraisal Methods, Subdivision & Government Control, Taxation of Real Estate.

Real Estate Practice  DRE #5025-25

Course Hours: 45  •  Statutory Requirement: Required by the DRE for licensure.

Method of Course Presentation: Correspondence (Self-Paced Home Study) for the core text curriculum. Live attendance applies exclusively to the required SB 1495 Fair Housing Roleplay segment.

Method of Final Exam Presentation: In-person proctored at the REA License, Inc testing center (3780 Kilroy Airport Way #245, Long Beach, CA 90806).

This course provides the student with a basic introduction to the practice of real estate. It encompasses a thorough coverage of fields related to real estate such as finance, appraisal, escrow, and real estate investing. It also details the areas necessary to conduct a modern real estate brokerage business. A partial list of topics covered in this course include Mandatory Disclosures, Prospecting, Listing Presentations, The Buyer and the Property Showing, Real Estate Financing, Escrow & Title Insurance, Real Estate Taxation. This course is fully compliant with SB 1495.

Real Estate Finance  DRE #5043-25

Course Hours: 45  •  Statutory Requirement: Chosen statutory elective course to satisfy the DRE's three-course requirement.  • 

Method of Course Presentation: Correspondence (Self-Paced Home Study).

Method of Final Exam Presentation: In-person proctored at the REA License, Inc testing center (3780 Kilroy Airport Way #245, Long Beach, CA 90806).

Required Textbook: California Real Estate Finance, 10th Edition, by Minnie Lush and David Sirota; ©2020, Kaplan, Inc. (495 pages).

This course provides the student with a basic introduction to the field of real estate finance. It covers all aspects of real financing from filling out the loan application to closing the loan. The course details qualifying standards, disclosure requirements, and loan documents. A partial list of topics covered in the course would include: Government Influences on Real Estate Finance, California Finance Instruments, Overview of the Loan Process, Alternate Financing, Qualifying the Buyer.

Final Examination Criteria


Number of Questions: 100 questions per exam

Types of Questions: Open-book format, multiple-choice (4 choices per question)

Time Allowed: 150 minutes (2.5 hours)

Minimum Passing Score: 60%

Method of Presentation: In-person proctored at the REA License, Inc testing center (3780 Kilroy Airport Way #245, Long Beach, CA 90806)

Different Exams Offered: Two unique versions (Initial exam and an alternate retake version)

Final Exam Attempts Allowed: Two (2) attempts total per course offering

Affidavit Requirement: Each student must sign an Examination Affidavit immediately before beginning each exam, under penalty of perjury under the laws of the State of California, certifying that they are personally taking the exam without unauthorized assistance.

Final Examination Notes & Retake Policy: An offering may include a provision for one retake of a different final examination by a student who failed the original final examination, provided the questions in the re-examination are different questions than those contained in the original examination. A student who fails the re-examination cannot receive credit for the course. The student is not barred from enrolling and completing the same course but must retake the course and pass the final examination to complete the course and receive a course completion certificate.

Certificate Issuance: DRE-compliant Course Completion Certificates are generated and emailed to the student in digital PDF format within 15 days of successfully passing a final examination.

SB 1495 Fair Housing Interactive Component


Effective January 1, 2024, California Senate Bill 1495 requires all Real Estate Practice courses to include an interactive participatory component covering implicit bias, explicit bias, systemic bias, and federal and state fair housing laws.

Live Attendance Boundary: While the core curriculum of Real Estate Practice is completed via self-paced independent correspondence study, live attendance applies exclusively to the SB 1495 Fair Housing Interactive segment. This specific segment is delivered via a live, instructor-led Zoom session.

Duration & Staffing: Approximately 90 minutes. Facilitated in real time by Chana Hershberger (DRE License #02013758) or another DRE-qualified REA License, Inc instructor.

Schedule: Sessions are offered weekly on Saturdays (9:00 AM to 10:30 AM Pacific) and Tuesday/Thursday evenings (6:00 PM to 7:30 PM Pacific).

Participation Requirements: Students must actively play both the consumer and the real estate professional across five designated role-play scenarios. Attendance is systematically verified via Zoom logs. This live attendance component must be completed before a student is eligible to take the Real Estate Practice final exam.

Mandatory DRE Disclaimers and Policies


DRE Disclaimer Statement: This course is approved for statutory/pre-license education credit by the California Department of Real Estate. However, this approval does not constitute an endorsement of the views or opinions which are expressed by the course sponsor, instructors, authors, or lecturers.

Attendance Policy: All three pre-license courses offered by REA License, Inc are Correspondence (self-paced home study) courses. The student completes required course readings and assignments independently within a one-year registration window. Live lectures are not provided for general course curricula; as stated, live attendance mandates apply solely and specifically to the 90-minute SB 1495 interactive roleplay module for the Real Estate Practice course.

For any live presentations, students must attend a minimum of 90% of the approved course hours to be eligible to receive credit.

Student Enrollment


A student may enroll in any number of courses with the following guidelines:

  1. Schools may not offer a single correspondence course that is to be completed* in less than 2½ weeks. This rule applies regardless of the number of schools the student is taking courses from.
  2. No more than two courses may be completed* in a five-week period.

  1. All courses shall require completion within one year from the date of registration. If the course is not completed within one year, the student must re-enroll in the course, adhering to the course requirements.

Participant Identification Requirements


Live Course Identification Statement

Participants shall present one of the following forms of identification immediately before admittance to a live presentation of an offering:

  1. A current California driver's license.
  2. A current identification card described in Section 13000 of the California Vehicle Code.
  3. Any identification of the participant issued by a governmental agency or a recognized real estate related trade organization within the immediately preceding five years which bears a photograph, signature and identification number of the participant.

Participants shall present one of the following forms of identification immediately before the administration of the final examination:

  1. A current California driver's license.
