2. Scope and who this applies to

Our services are intended for people 18 years of age or older who are pursuing or holding a California real estate license. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, email Support@realicense.com and we will delete it.

Our services are directed to residents of the United States, and primarily to residents of California. We do not offer our courses to residents of the European Economic Area or the United Kingdom.

3. Information we collect

3.1 Information you give us

- Identifiers, including your name, email address, phone number, mailing address, and username
- Account credentials. Your password is stored only as a cryptographic hash and never in readable form.
- Enrollment information, including your course selections, any partner or referral code you used, and how you heard about us
- Payment information, including billing name, billing address, and the last four digits, card brand, and expiration date of your payment card. We never receive or store your full card number. Card data is collected directly by Stripe.
- Communications, including messages you send to support, survey responses, and webinar or event registrations
- Anything else you choose to add to your student profile

3.2 Education records we create about you

Because we are a DRE-approved course provider, we are required to create and keep records of your coursework. These include:

- Enrollment dates for each course and the mandatory eighteen day period that runs from each enrollment
- Lesson, unit, and module progress, including completion of the Fair Housing (SB 1495) module
- Practice question attempts, answers selected, correctness, time spent, and attempt number
- Final examination attempts, scores, pass or fail results, and dates
- Exam re-registration purchases and attempts
- Certificates of completion issued to you, including the certificate number and issue date

3.3 Information collected automatically

- IP address and approximate location derived from it
- Browser type, operating system, device type, and screen size
- Pages viewed, links clicked, time on page, and referring URL
- Session identifiers stored in cookies or similar technologies
- Marketing attribution parameters such as UTM tags and click identifiers from advertising platforms

3.4 Identity verification and exam proctoring

We do not currently collect biometric information, and we do not record video, audio, or screen activity during examinations. If we add online identity verification or proctored examinations in the future, we will update this policy and notify enrolled students before those features go into effect.

4. How we use your information

We use personal information to:

1. Create and administer your account and deliver your courses
2. Track and enforce the regulatory requirements of your enrollment, including the eighteen day period per course, the Fair Housing prerequisite, examination eligibility, attempt limits, and the twelve month completion window
3. Grade examinations, issue certificates of completion, and maintain the records the DRE requires us to keep
4. Process payments, issue refunds, and prevent fraudulent transactions
5. Provide customer and instructor support
6. Send transactional messages about your enrollment, deadlines, results, and certificates. These are not marketing and you cannot unsubscribe from them while enrolled.
7. Send marketing messages about our courses and related products, which you can unsubscribe from at any time
8. Measure and improve our courses, including analyzing aggregate question performance to identify weak content
9. Provide personalized study recommendations inside the platform based on your practice results
10. Detect, investigate, and prevent cheating, account sharing, security incidents, and other misuse
11. Comply with law, respond to DRE audits or inquiries, and establish or defend legal claims

4.1 Automated processing and AI features

Our platform automatically grades examinations, determines eligibility to sit for a final, and generates study recommendations based on your practice results.

Our platform also includes AI assistance features that answer study questions and explain course concepts. When you use them, your question and the course progress relevant to it are sent to our AI provider to generate a response. Our providers are contractually prohibited from using your information to train their models.

A human reviews any decision that would prevent you from completing a course or receiving a certificate. If you believe an automated result was incorrect, email Support@realicense.com and we will review it.

5. How we share your information

We do not sell your personal information for money. We share it in the circumstances described below.

5.1 Service providers

We use vendors who process data on our behalf and are contractually restricted to that purpose:

- Supabase, for database, authentication, and file storage
- Vercel, for website and application hosting
- Stripe, for payment processing
- Resend, for transactional email delivery
- Mailchimp, for marketing email delivery
- ElevenLabs, for voice narration in interactive course modules
- Anthropic, for AI study assistance features
- Google, for website and product analytics and advertising measurement
- Meta, for advertising measurement

If we add or replace a vendor in any of these categories, we update this policy.

5.2 Partner organizations and co-branded schools

Some students enroll through a co-branded storefront operated with a partner brokerage, team, or organization ("Partner"). If you enrolled through a Partner, or used a Partner referral code, we share the following with that Partner: your name, email address, phone number, enrollment status, course progress, and completion status.

Partners use this information to support you during your coursework and to contact you about career opportunities with their organization. Partners are independent businesses and are not controlled by us. Their use of your information is governed by their own privacy practices, not this policy.

Under California law, this transfer may be treated as a "sale" or "sharing" of personal information, because the Partner receives it for their own recruiting purposes. You can opt out at any time by emailing Support@realicense.com with the subject line "Do Not Share." Opting out does not affect your enrollment, your coursework, or your certificate.

5.3 Advertising and analytics partners

We use cookies and similar technologies from Google and Meta to measure the performance of our advertising and to show you our ads on other sites. These platforms may receive your IP address, your browsing activity on our site, and identifiers associated with your device or account. Under California law, this may be treated as "sharing" personal information for cross context behavioral advertising.

To opt out, adjust your browser settings as described in Section 6, enable a Global Privacy Control signal, or email Support@realicense.com with the subject line "Do Not Share."

5.4 Regulators and legal requirements

We disclose information to the California Department of Real Estate when required by law, regulation, audit, or lawful request, including records of registration, attendance, and final examination grades. We may also disclose information to comply with a subpoena, court order, or other legal process, to enforce our terms, or to protect the rights, safety, or property of any person.

5.5 Business transfers

If we are involved in a merger, acquisition, financing, or sale of assets, your information may be transferred as part of that transaction. We will notify you before your information becomes subject to a materially different privacy policy.

6. Cookies and tracking technologies

We use three kinds of cookies and similar technologies. Strictly necessary cookies keep you signed in and secure your session, and cannot be disabled. Analytics cookies help us understand how people use our site and courses. Advertising cookies measure ad performance and let us reach people who have already visited our site.

You can block or delete non-essential cookies through your browser settings. Most browsers let you refuse third party cookies, clear existing cookies, and block specific sites. We honor the Global Privacy Control (GPC) signal as a valid opt out request where we can detect it.

Blocking strictly necessary cookies will prevent you from signing in to the learning platform.

7. How long we keep your information

Records of registration, attendance, and final examination grades are kept for at least five years, consistent with the record retention requirements the Regulations of the Real Estate Commissioner impose on approved course providers.

Certificates of completion are kept for at least five years. We may keep a record of issued certificates longer so we can reissue a copy if you lose yours.

Payment and tax records are kept for seven years.

Account profile and login history are kept for the life of your account, and then for twenty four months.

Support communications are kept for three years.

Marketing contact records are kept until you unsubscribe. We then keep a minimal suppression record indefinitely so that we do not contact you again.

Website analytics and advertising data are kept for twenty four months.

If you ask us to delete your information, we will delete what we can and keep only what we are legally required to retain, such as examination and attendance records.

8. Security

We protect your information with encryption in transit and at rest, row level access controls on our database, hashed passwords, private storage for certificates and documents, and access limited to personnel who need it. Payment card data is handled by Stripe, a PCI DSS Level 1 certified provider, and never touches our servers.

No system is perfectly secure. If we become aware of a breach affecting your personal information, we will notify you as required by California Civil Code Section 1798.82 and any other applicable law.

9. Your choices and rights

9.1 Everyone

You can unsubscribe from marketing emails using the link at the bottom of any marketing message, or by emailing Support@realicense.com. You can update your own profile inside the platform at any time, or ask us to correct it for you. You can also email Support@realicense.com to request a copy of the information we hold about you, or to ask us to delete it, subject to the retention requirements in Section 7.

9.2 California residents

California law gives residents the right to know what personal information we collect and how we use and disclose it, the right to request a copy, the right to request correction, the right to request deletion, the right to opt out of the sale or sharing of personal information, the right to limit the use of sensitive personal information, and the right not to be discriminated against for exercising any of these rights.

To make a request, email Support@realicense.com with the subject line "Privacy Request." We will verify your identity by confirming control of the email address on your account and, where the request is sensitive, by asking for additional information. We respond within forty five days and will tell you if we need more time.

You may use an authorized agent. We will ask the agent for written proof of authorization and may ask you to confirm it directly.

California Civil Code Section 1798.83, known as the Shine the Light law, allows residents to request a list of the personal information we disclosed to third parties for their direct marketing purposes in the prior calendar year. Send that request to Support@realicense.com.

9.3 Residents of other states

If you live in a state with a comprehensive privacy law, you may have similar rights. Use the same email address and we will apply the protections of your state's law.

10. Third party sites

Our site links to third party sites, including the DRE, payment pages, and Partner websites. We are not responsible for their privacy practices. Read their policies before giving them information.

11. Changes to this policy

We may update this policy. When we make material changes, we will post the new effective date at the top and, if you have an active enrollment, email you at the address on your account. Continued use of our services after the effective date means you accept the updated policy.

12. How to reach us

Questions, requests, or complaints can go to Support@realicense.com, or by mail to REA License, Inc., 3780 Kilroy Airport Way, Suite 245, Long Beach, CA 90806.

We take privacy complaints seriously and will respond within ten business days.
